nvi ronmental Designations Established
Purpose. The envi ronment designations are a regulatory overlay to the underlying zoning and provide a framework for allowing certain uses.
The shoreline envi ronments and the general boundaries of these envi ronments are represented on the shoreline envi ronment designations maps as authorized in chapter 17E.060 SMC and as adopted in chapter 14, Shorelines, in the comprehensive plan.
A development in the shoreline jurisdiction shall meet the use and modification standards of the shoreline envi ronment in Article VI below, the general use and modification provisions in Article IV and Article V , any zoning overlay in which it is located, and those of the underlying zone. In the case of irreconcilable conflicts between the regulations of the shoreline envi ronment and the underlying zone, the most restrictive regulation shall apply.
If a shoreline lot is split by a shoreline envi ronment boundary line, each portion of the lot shall be regulated by the shoreline envi ronment covering that portion.
Shorelines that are undesignated shall automatically be assigned an urban conservancy envi ronment, pursuant to WAC 173-26-211(2)(e).
