Chapter 17C.111 Residential Zones

Section 17C.111.320 Windows
  1. Purpose.

To maintain a lively and active street face while increasing safety and general visibility to the public realm.

  1. Applicability.

The following standards apply to all building facades that face a public or private street, except those that are separated from the street by another building.

  1. Windows Implementation.

See Figure 17C.111.320-A.

  1. Windows shall be provided in façades facing public or private streets, comprising at least fifteen percent of the façade area (R).
  1. Window area is considered the entire area within, but not including, the window casing, including any interior window grid.
  1. Windows in pedestrian doors may be counted toward this standard. Windows in garage doors may not be counted toward this standard.
  1. At least one of the following decorative window features must be included on all of the windows on street facing facades: (P)
    1. Arched or transom windows.
    1. Mullions.
    1. Awnings or bracketed overhangs.
    1. Flower boxes.
    1. Shutters.
    1. Window trim with a minimum width of three inches.
    1. Pop-outs or recesses greater than three inches.
    1. Bay windows.
    1. Dormers.
