Chapter 17C.111 Residential Zones

Section 17C.111.440 Articulation and Details
  1. Purpose.

To avoid massive building forms that seems bulky and institutional.

  1. Articulation and Details Implementation.
    1. Buildings shall include articulation along the facades that face streets. Flat blank walls are not permitted. (R)
    1. Horizontal facades longer than thirty feet shall be articulated into smaller units, reminiscent of the residential scale of the neighborhood. At least four of the following methods should be used: (P)
      1. Varied building heights.
      1. Different materials used on first floor.
      1. Different window types.
      1. Different colors.
      1. Offsets.
      1. Projecting roofs (minimum of twelve inches).
      1. Recesses.
      1. Bay windows.
      1. Varied roof forms or orientation.
