Chapter 17C.111 Residential Zones

Section 17C.111.550 Treatment of Blank Walls
  1. Purpose.

To ensure that buildings do not display blank, unattractive walls to the adjacent street or residential areas.

  1. Design Standards.

Walls or portions of walls where windows are not provided shall have architectural treatment wherever they face adjacent streets or adjacent residential areas. At least four of the following elements shall be incorporated into these walls: (P)

    1. Masonry (but not flat concrete block).
    1. Concrete or masonry plinth at the base of the wall.
    1. Belt courses of a different texture and color.
    1. Projecting cornice.
    1. Projecting metal canopy.
    1. Decorative tilework.
    1. Trellis containing planting.
    1. Medallions.
    1. Opaque or translucent glass.
    1. Artwork.
    1. Vertical articulation.
    1. Lighting fixtures.
    1. An architectural element not listed above, as approved, that meets the intent.
