Title 17C Land Use Standards

Chapter 17C.345 Manufactured Homes and Mobile Home Parks

Section 17C.345.110 Development Standards for Manufactured Homes

The following standards apply to individual manufactured homes not located in a mobile home park.

  1. Only new manufactured home units required to be titled under Title 46 RCW, which has not been previously titled to a retail purchaser and is not used as defined under RCW 82.45.032(2) is allowed.
     
  2. Only a unit comprised of two or more fully enclosed parallel sections each of not less than twelve feet wide by thirty-six feet long.
     
  3. The unit was originally constructed with and now has a composition or wood shake or shingle, coated metal, or similar roof with a nominal pitch of 3:12.
     
  4. The unit has exterior siding similar in appearance and quality to siding materials commonly used on conventional site built International Residential Code single-family residences.
     
  5. The unit be set upon a permanent foundation, as specified by the manufacturer, and that the space from the bottom of the home to the ground be enclosed by concrete or an approved concrete product which can be either load bearing or decorative; and
     
  6. The unit is thermally equivalent to the state energy code.
