Section 17E.060.780 Building Articulation

  1. Purpose.
    To reduce the visual and physical effect of larger buildings.
     
  2. Building facades exceeding fifty feet shall be visually separated into smaller units through the use of offsets, recesses, staggered walls, stepped walls, pitched or stepped rooflines, overhangs, and other elements of the building’s mass. Simply changing materials or color is not sufficient to accomplish this.

     
  1. Articulation shall be provided along facades visible from streets, as well as from the shoreline.

Balconies, terraces, and recesses break down the façade mass.
