        							Section 17C.190.310  Industrial Service
        
        	Characteristics.  
        
        Industrial Service firms are engaged in the repair or servicing of industrial, business or consumer machinery, equipment , products or by-products. Firms that service consumer goods do so by mainly providing cent ralized services for separate retail outlets. Contractors and building maintenance services and similar uses perform services off-site. Few customers, especially the general public, come to the site. Uses that have significant off-site impacts are regulated as High Impact Uses. 
        
        
        	Accessory Uses.  
        
        Accessory uses may include offices, parking, storage, rail spur or lead lines, truck fleet and docks. 
        
        
        	Examples.  
        
        Examples include welding shops; machine shops; tool repair; electric motor repair; repair of scient ific or professional instrument s; building, heating, plumbing or electrical contractors; printing, publishing and lithography; janitorial and building maintenance services; research and development  laboratories; laundry, dry-cleaning and carpet cleaning plants; photo finishing laboratories; truck stop; and towing and vehicle storage. 
        
        
        	Exceptions.  
        
        
        	
        	
        		Contractors and others who perform services off-site are included in the Office category, if equipment  and materials are not stored at the site, and fabrication, or similar work is not carried on at the site.  
        	 
         
        
        
        	
        	
        		Hotels, restaurants and other services that are part of a truck stop are considered accessory to the truck stop.
