Chapter 17C.111 Residential Zones
Section 17C.111.310 Outdoor Areas
Purpose.
To create usable areas through the use of engaging outdoor spaces for the enjoyment and health of the residents.
Outdoor Areas Implementation.
Developments shall provide outdoor areas in the quantity required by Table 17C.111.205-2 . (R)
The outdoor area may be configured as either:
A private outdoor area, such as a balcony or patio directly accessible from the unit;
A common outdoor area accessible by all units in the building.
If a common outdoor area is provided, it shall meet the following:
Connected to each unit by pedestrian paths. (R)
At least 50 percent of units shall have windows or doors that face the common outdoor area. (R)
Common outdoor areas shall provide at least three of the following amenities to accommodate a variety of ages and activities. Amenities may include, but are not limited to: (P)
Site furnishings (benches, tables, bike racks when not required for the development type, etc.);
Picnic areas;
Patios, plazas or courtyards;
Shaded playgrounds;
Rooftop gardens, planter boxes, or garden plots; or
Fenced pet area.
Outdoor spaces shall not be located adjacent to dumpster enclosures, loading/service, areas or other incompatible uses that are known to cause smell or noise nuisances. (P)
