Section 17C.124.250 Screening
Purpose. The screening standards address specific unsightly features, which detract from the appearance of commercial areas.
Garbage Collection Areas. All exterior refuse (including garbage, recycling, and yard debris) receptacles and refuse collection areas must be screene d from the street and any adjacent properties. Trash receptacles for pedestrian use are exempt. Screening must comply with the standards of chapter 17C.200 SMC , Landscaping and Screening.
Mechanical Equipment. Mechanical equipment located on the ground, such as heating or cooling equipment, pumps, or gene rators must be screene d from the street and any abutting residential zone s by walls, fences, or vegetation tall enough to screen the equipment.
Rooftop Mechanical Equipment. Mechanical equipment on roofs must be screene d from the ground level of ne arby streets and residential areas. Mechanical equipment shall be screene d by extended parapet walls or other roof forms that are integrated with the architecture of the building. Cell phone transmission equipment shall be blended in with the design of roofs.
Other Screening Requirements. The screening requirements for parking, exterior storage, and exterior display areas are stated with the standards for those types of development.
