TABLE 17C.122.100-1
CENTER AND CORRIDOR ZONE MAXIMUM BUILDING HEIGHT [1, 2]
CENTER TYPE CC1 CC2 CC4
Neighborhood Center 40 ft. 40 ft. 40 ft.
District Center or Corridor 55 ft. 55 ft. 40 ft.

Notes:
[1] Pitched roof forms and accessible decks may extend above the height limit; however, if the space within the pitched roof is habitable, it shall only be used for residential purposes.
[2] Building Height Transition Requirement.
The following exception to the maximum building height standards is to provide a gradual transition and enhance the compatibility between the more intensive center zones and adjacent single-family and two-family residential zones. For all development within 150 ft. of any single-family or two-family residential zone the maximum building height is as follows:
Starting at a height of 30 ft. at the residential zone boundary, additional building height may be added at a ratio of 1 to 2 (1 ft. of additional building height for every 2 ft. of additional horizontal distance from the closest single-family or two-family residential zone). The building height transition requirement ends 150 ft. from the single-family or two-family residential zone boundary. Beyond the transition the maximum building height of the zone applies.
[3] Buildings and structures over 50 ft. in height must follow the design, setback and dimensional standards found in chapter 17C.250 SMC, Tall Building Standards.
