Section 17E.060.580 Shoreline Jurisdiction Residential Subdivision Requirements
- New subdivided lots shall be designed, configured and developed to:

- prevent the loss of ecological functions at full build-out of all lots;

- revent the need for new shoreline stabilization or flood hazard reduction measures.
- The subdivision of land into more than four parcels shall provide public access pursuant to SMC 17E.060.290, Physical and Visual Public Access.
- The subdivision of land shall not be allowed where lots are created that will require shoreline stabilization in order for reasonable development to occur. An engineering/geotechnical analysis of the site and shoreline characteristics shall be required that provides evidence that shoreline stabilization measures will not be needed for the subdivision pursuant to SMC 17E.060.410, Shoreline Stabilization.
- All residential development shall meet the development standards of the underlying zone. In the case of a conflict between the requirements of the SMP and the underlying zone, the most restrictive shall apply.
