Article VII. Shoreline Development Standards by District: Part I. Shoreline Districts
Section 17E.060.710 Shoreline Districts Established
- Purpose.
To regulate structure height, design, setbacks, width, and lot coverage within the shoreline jurisdiction.
- The following districts are subject to the development standards in Table 17E.060.770-1:

- Downtown.
-
- Campus.
-
- Great Gorge.
-
- Downriver.
-
- Latah Creek; and
-
- Upriver.
- The shoreline districts are a regulatory overlay to the underlying zoning and regulate development and design standards.
- The shoreline districts and the general boundaries of these districts are represented on the shoreline districts map.
- Any development in the shoreline district shall meet the development standards of the shoreline district, any other zoning overlay in which it is located, and those of the underlying zone. In the case of irreconcilable conflicts between the regulations of the shoreline district and the underlying zoning, the most restrictive regulation shall apply.
- If a shoreline lot is split by a shoreline district boundary line, each portion of the lot shall be regulated by the shoreline district covering that portion.
