Chapter 17G.070 Planned Unit Developments

Section 17G.070.100 Design Standards
  1. Purpose.

The base zone development standards are designed for most standard lots and uses in the City. A planned unit development may be used to request different development standards that are needed for sites which contain unusual topography, critical areas, resource lands, historic and cultural sites and developments that require flexibility in the development standards to achieve a superior design which can implement the goals and policies of the City’s comprehensive plan. A planned unit development may also be used to encourage economic development and infill opportunities as described in SMC 17G.070.010.

  1. Applicability.

The standards of the .100’s series of this section apply to the site design and uses in the planned unit development. The design standards apply to all planned unit developments, whether allowed by right, allowed with limitations, or subject to a conditional use review.

  1. The design standards and guidelines found in this chapter follow the design standards administration, SMC 17C.111.015. All projects must address the pertinent design standards and guidelines. Design standards are in the form of Requirements (R), Presumptions (P), and Considerations (C). Regardless of which term is used, an applicant must address each guideline. The City will expect to see how the design of a project has responded to every one of the guidelines. An applicant may seek relief through chapter 17G.030.SMC, Design Departures, for those eligible standards and guidelines contained in the zoning code.
