The applicant is proposing to divide one lot at 329 E 14th Avenue (parcel 35203.3428) into two parcels for the purpose of building a detached single-family home on each lot. The plat will utilize the allowances under the City’s Unit Lot Subdivision Code (17G.080.065) given the existing lot size/shape which does not provide for two lots meeting the basic dimensional standards under 17C.111.
Please note that pursuant to SMC 17G.080.040 this proposed plat qualifies for “minor engineering review” with the City of Spokane. Following the agency review period for this “minor engineering review plat,” a decision will be issued. Please be advised that there is no public comment period for this “minor engineering review” plat.
The preliminary plat map and application materials have been routed for agency and department review. Comments from agencies are due by April 8, 2026, by 5 p.m.
