The applicant is proposing to subdivide three large parcels totaling approximately 88 acres into 19 new lots for commercial/industrial development. As a part of this BSP, the owner will dedicate right-of-way for the extension of 21st Ave to connect from Flint Rd on the east to Hazelwood Rd on the west. The proposal also involves dedicating ROW for Lucas Rd and Deer Heights Rd for connectivity within the BSP. The applicant is proposing to final the BSP in three phases and is looking to work with City departments and any other necessary agencies to identify the level of improvements required to be associated with each phase. The applicant has completed a SEPA checklist for this proposal; the scope also includes two known manufacturing/warehouse users (McKinstry and Puget Sound Pipe & Supply) proposed for Lots 3 and 4 in Block 1 of the proposed BSP. A Trip Generation and Distribution Letter are also a part of the application materials.
The Planning Director issued a Letter of Approval with conditions on January 29, 2021. The date of the last day to appeal is the 12th of February 2021 at 4PM. The appeal fee of $250 must be paid in full at the time an appeal is made. An appeal shall take the form of a written statement of the alleged reason(s) the decision was in error.
