The applicant is proposing to subdivide an existing parcel into seven lots; Lots 1 & 3 will access off of Courtland and the remaining five lots will have vehicular access off of Cora, which will be improved with full street improvements by the applicant. The proposal is being platted through the Pocket Residential standards due to lots 1-4 not meeting the minimum lot size requirements of Table 17C.110-3. Water and sewer for L1 & L3 will be provided through easements in L2 & L4 from infrastructure extended in Cora Ave.
