Description of Project

The owner is proposing to divide parcels 36283.0406 and 36283.0408 addressed as 1911 E. Lyons Ave. and 2003 E. Lyons Ave., which contain a total of 11 underlying lots, originally platted in the Martindale Addition. This application proposes to plat two additional lots, while reconfiguring the existing 11 underlying lots to result in a total of 13 lots. The applicant has stated the intent to construct 4-unit housing on each of the new lots for a potential total of 52 new residential units under the City of Spokane’s interim housing ordinance. The thirteen vacant lots will have access and frontage on East Lyons Ave., with a proposed private one-way alley at the north end of the new lots for off street parking access. This project will be processed as a Type II application. The proposal has a SEPA in process, file B2314435SEPA, with the Agency comment period complete on 8/29/23.

Following the agency review period for this “Pocket Residential Preliminary Short Plat,” a notice of application will go out to the Public and surrounding property owners. After the notice of application period, a decision will be issued.

Request for Agency and Department Comments

The preliminary plat map and application materials have been routed for agency and department review. Comments from agencies are due by October 4, 2023 by 5:00PM. A Notice of Application for public comments will occur after the agency review comment period has ended.
