Pre-existing commercial structures in residential zones may be reused for low-impact neighborhood scale and neighborhood serving businesses, after approval of a conditional use permit (see Chapter 17C.370 SMC, Existing Neighborhood Commercial Structures in Residential Zones). Eligible structures were originally legally built to accommodate a non-residential use and must have been in existence at the time of the 2012 adoption of the chapter. The City adopted an ordinance expanding a defined area to include additional eligible structures in Spokane, which became effective September 24, 2017.
